Tenant Services – Information and Fees

New Tenancy

Applicable to Assured Shorthold Tenancy Agreements from 1st June 2019

Holding Deposit – To reserve the property equivalent of one week’s rent.

Rent – Payable on on before the tenacy start date in advance as agreed either monthly, quarterly, half yearly or yearly.

Dilapidation Deposit – Payable on or before the tenancy start date and held for the duration of the tenancy against any damage incurred by the tenants which is deemed to be beyond fair wear and tear.

Tenancy Amendment

Applicable to Assured Shorthold Tenancy Agreements from 1st June 2019

Tenancy Amendments – £50.00 per amendment subject to landlord approval.

Default/Breach of Tenancy/Other

Applicable to Assured Shorthold Tenancy Agreements from 1st June 2019

Interest – Payable on rent arrears at 3% above the Bank of England Rate.

Replacement Keys/Security Devices – The tenant will be responsible for the costs incurred for any lost keys or security devices which result in attendance by a locksmith and/or the replacement cost of any keys/security devices. In the event Purple Hat Property Consultants are required to get keys cut or order new devices, a fee of £25.00 will be payable.

Usage – During the tenancy the tenants will be responsible for the cost of their utilities, council tax, communications and television expenses.

Tenants will also be responsible for the costs involved in maintaining the property in a “tenant-like” manner.

End Of Tenancy

Applicable to Assured Shorthold Tenancy Agreements from 1st June 2019

In the event the agreement is terminated by the tenant, before the end of the fixed term, with or without Landlord or Agents permission, the full rent is due until the end of the fixed term. If the termination is agreed and a new tenant is found to replace the current tenants the rent is due up to the date the new tenant takes occupation and the agents fees for the remainder of the terms are payable to the agent.

All fees quoted are fully inclusive before any concessions or discount.
